SOUTH BEND, Ind. (December 11, 2025) — AHEPA Senior Living, a leading nationwide nonprofit provider of affordable housing and supportive services for older adults has opened AHEPA 100 Phase II Apartments, a 72-unit affordable senior housing community in South Bend, announced President & CEO Steve Beck.

The need for affordable senior housing continues to grow across the country, and this milestone reflects our ongoing commitment to meet that demand with compassion and quality.”
Located at 53881 Generations Drive, the three-story, $20.45 million development, is constructed on 3.86 acres adjacent to AHEPA 100 Phase I Apartments. Like Phase I, Phase II will provide safe, dignified, and service-enriched housing for very low-income seniors age 62 and older under the U.S. Department of Housing and Urban Development’s (HUD) Section 202 Supportive Housing for the Elderly program.

Community Amenities and Apartment Features
Each of the one-bedroom, one-bath apartments range from 680 to 703 square feet and include a full kitchen with a full-sized stove, refrigerator, and microwave; walk-in shower, emergency call system, and strobe light smoke detectors. All apartments are cable and broadband ready and feature task lighting on all counter areas.
Community amenities include a fitness and wellness room, multipurpose space, community room with fireplace and TV, laundry facilities, elevator, indoor mailboxes, well-lit landscaped grounds, raised garden beds, gazebo, and ample parking. The community is also pet-friendly and located near public transportation.
AHEPA 100 Phase II was financed through a $7.3 million HUD Section 202 capital advance, a $10.16 million low-income housing tax credit allocation administered by the Indiana Housing and Community Development Authority, and a permanent mortgage loan. The project sponsor is AHEPA 100 II, Inc., a local nonprofit.
A ribbon-cutting ceremony is planned for spring 2026 with local dignitaries, federal and state officials, AHEPA Senior Living leadership, and residents invited to participate.
