Who We Serve

The People Behind Our Mission

Every number in our annual report represents a person — someone’s mother, neighbor, or friend. Here is who they are, what they face, and why affordable, supportive housing changes everything.

Our Commitment

AHEPA Senior Living is a 501(c)(3) nonprofit organization that has provided affordable housing and supportive services to older adults since 1980. We operate 89 HUD Section 202 supportive housing communities across 19 states, serving nearly 4,700 residents. The data on this page comes from our 2025 Resident Survey and our 2025 Service Coordinator Reports.

Who Lives in Our Communities

Our residents are older adults of limited means who have chosen — or who have waited years for the chance — to live in a safe, affordable home. They come from every walk of life, every corner of the world, and every kind of story. What they share is the universal need for dignity, stability, and community.

The Challenge of Living Alone

88.26% of AHEPA Senior Living residents live alone. That is not a housing statistic — it is a public health reality.

Social isolation among older adults is one of the most serious and underreported challenges facing the United States. Research consistently links isolation to increased risk of cognitive decline, depression, cardiovascular disease, and premature mortality. For low-income seniors, isolation is compounded by financial stress, limited transportation, language barriers, and reduced access to healthcare.

AHEPA Senior Living Section 202 communities are designed with this in mind. Every property offers shared common spaces, organized activities, on-site service coordinators, and a culture of neighborliness that turns a building of individuals into a true community. When a resident lives alone, they do not have to feel alone.

Economic Reality: What Our Residents Face

The seniors in our communities live on modest, fixed incomes. Many depend entirely on federal assistance programs for food, healthcare, and basic needs. Affordable, stable housing is not a preference for these individuals — it is the difference between stability and crisis.

When housing is safe and costs are capped at 30% of income — as they are in all AHEPA Section 202 communities — residents have more resources available for food, medication, and the small dignities that make aging livable. That financial breathing room is itself a form of healthcare.

Why This Matters to Funders and Partners

The economic vulnerability of our resident population defines our programmatic priorities. Any investment in AHEPA Senior Living — whether through grants, service partnerships, or advocacy — directly reaches older adults who have no financial safety net beyond government assistance. Our communities are not just housing. They are the infrastructure that keeps vulnerable seniors stable, healthy, and connected.

What Our Support Coordination Delivers

Every AHEPA Senior Living community is staffed with a trained Service Coordinator — a professional whose entire role is to connect residents with the benefits, services, and support they need to thrive. From healthcare navigation to nutrition assistance, energy bill relief to home management support, our Service Coordinators are the bridge between a resident’s unmet need and available resources.

In 2025, that work translated into more than $1.58 million in coordinated support for our residents — documented savings and services that residents would likely have gone without.
