DES MOINES, IOWA (October 13, 2025) – AHEPA Senior Living commemorated the official opening of AHEPA 192 Phase 4 Apartments, a 90-unit community of affordable senior housing in Des Moines, with a ribbon-cutting ceremony and open house on October 13, 2025, announced President and CEO Steve Beck. Located at 6705 SE 5th Street, the three-story development provides quality, affordable homes for very low-income seniors aged 62 and over through a partnership with HUD’s Section 202 Supportive Housing for the Elderly program. Residents began moving into their new homes on August 1.
“We’re incredibly proud to open AHEPA 192 Phase 4 and expand our footprint in the Des Moines area,” Beck said. “This beautiful new community represents our commitment to helping more seniors age with dignity, independence, and support. With growing demand and long waitlists, this opening is timely and vital. We welcome our newest residents home.”

The speaking program featured remarks from AHEPA Senior Living’s executive and local board leadership, federal and local government officials, and a blessing by Rev. Father Basil Hickman, Saint George Greek Orthodox Church. The event earned local media coverage from three outlets, including News Radio 1040 WHO, which also interviewed Beck.

As a HUD-assisted and tax credit-supported community, AHEPA 192 Phase 4 will provide rental assistance to qualifying very low-income seniors aged 62 and older. Financed at $23 million and developed on a 4.4-acre site of the former Southridge Mall, the Phase 4 community is AHEPA Senior Living’s fifth HUD Section 202-managed property in the Des Moines area, bringing their local total to 286 units. AHEPA 192 IV, Inc., a nonprofit organization, is the sponsor and owner of the property. James Karthan of Ankeny, Iowa, serves as president of the AHEPA 192 IV Board.
