AHEPA Senior Living Advances Revitalization, Governance and Growth Priorities

Chairman and Acting CEO Ike Gulas highlights progress across the organization’s 93-community national portfolio

FISHERS, Ind., (Oct. 15, 2026) — AHEPA Senior Living announced milestones that enhance governance, accelerate the renovation and revitalization of its affordable senior housing, and broaden its development capacity and partnerships.

Chairman Ike Gulas recently assumed the additional role of Acting CEO following the passing of longtime President and CEO Steve Beck. A successful attorney and longtime board leader, Gulas continues to serve as chairman of the board while working alongside the leadership team. AHEPA Senior Living operates 93 affordable independent and assisted living communities across 19 states, serving more than 5,000 older adults.

Achieving Candid Platinum Status: Earning the Highest Mark for Transparency

AHEPA Senior Living earned Candid’s Platinum Seal of Transparency, the highest recognition the organization offers nonprofits. Gulas established this achievement as an organizational goal during his chairmanship, and several local housing boards managed by AHEPA Senior Living have also received the seal.

“Transparency builds trust with residents, partners and funders,” Gulas said. “Earning the Platinum Seal was an organization-wide effort and reflects the standard we expect of ourselves.”

Renovation and Revitalization Across the Portfolio

Renovations are underway at company-owned communities in Montgomery, Ala.; West Palm Beach and North Miami, Fla.; and Toledo, Ohio. The organization is also working with local boards to begin the process in Houston, Texas; Norwich, Conn.; and Columbia, S.C. Outside consultants with specialized HUD experience are helping explore and guide revitalization opportunities for several AHEPA Senior Living-owned and managed HUD Section 202 communities.

Strengthening Leadership and Housing Development

Three team members were promoted to vice president in recognition of their contributions and institutional knowledge. Two seasoned housing development professionals will join the organization in November 2026 to advance the preservation of existing affordable housing and support new development, including a Phase IV community currently underway in Albuquerque.

AHEPA Senior Living also held its annual Property Manager Conference in Washington, D.C., bringing managers together with members of Congress, congressional staff, HUD officials and industry experts. Meeting in the nation’s capital gave property managers direct insight into the federal policies and programs that shape affordable senior housing, while creating opportunities to share residents’ needs and strengthen relationships with key decisionmakers. The organization hopes to build on the conference’s success by convening the event regularly, including returning to the nation’s capital every few years.

Mission, Partnerships and Funding

Through its partnership with KultureCity®, AHEPA Senior Living has made its communities more welcoming for residents and visitors with sensory needs. According to KultureCity, they are the first senior living communities in the world to become sensory inclusive. Its communities have also secured tens of thousands of dollars in grant awards for local initiatives, and in 2026 the organization launched its inaugural year-long Strategic Partnership Program to deepen and sustain engagement with companies that share a commitment to affordable senior housing.

“When Steve passed away, we had a responsibility to carry forward the work he cared so deeply about,” Gulas said. “We have a dedicated leadership team, talented employees and local boards who care about our residents. There is a lot of work ahead, and the foundation we are building will serve our mission and residents for years to come.”
